This 4-acre site is located off a leafy avenue close to the seafront at Booterstown, and is currently occupied by a villa-style residence (a protected-structure). The site is steeply sloping from north to south, and is largely surrounded by a belt of mature trees.
The brief was to provide in excess of 120,000sq.ft of accommodation in medium to large contemporary family homes, but allowing for flexibility for expansion within each house i.e. by way of basements and/or attic rooms.
A mix of dwelling types were proposed, from large 5-bedroom semi-detached to 2-bedroom mews style dwellings. The sloping site was turned to an advantage: the majority of dwellings were afforded private south or west-facing rear gardens, and many with sea-views from their upper floors.
