The imminent opening of the National Conference Centre at Spencer Dock and the 2000-seat theatre/performing arts centre at Grand Canal Dock, as well as the Samuel Beckett Bridge linking Macken St to Spencer Dock, have caused our client to reassess the hotels’ current standing.

The proposal is for the removal of the unsightly mansard-style 3rd floor facade, and the addition of 2 floors of bedroom accommodation, to increase the current number of bedrooms from 101 to 170.

The additional floors facing Pearse Street are envisaged as a light-weight glass element, set in delicate steel-framed detailing: this box is set back from the facade below, and is subtly and simply detailed, allowing it to gently sit atop the solid brick mass of the existing hotel. Such a treatment, coupled with the extension of the solid brickwork to fourth floor level, is designed to respect the scale of Pearse Street.
